Buyers and sellers
How it works
A name and a phone number is not a buyer. Here is the difference.
- We make about thirty ads.
Not one. Thirty, so Facebook can show the right one to the right person. That is what keeps the cost down, and it is the part almost nobody bothers with.
- Someone taps it.
They give a name, an email and a phone number. Three boxes. Easy on purpose, because anything harder here loses people.
- Then we ask the hard questions.
What they can spend. Which areas. How many bedrooms. When they want to move. Whether they have spoken to a lender yet. Fourteen questions. Hard on purpose, because this is the part that sorts the real ones from the rest.
- They prove the phone is theirs.
We text a code and they type it back. Somebody can put a fake number in a form. They cannot fake this.
- It lands in your CRM, already filled in.
Not a name buried in a note. Their budget, their area and their timing sit right there on the record, so you know who to ring first instead of working down a list.
- A text and an email go out in seconds.
In your name. Not a robot ringing them. A message, so the conversation has already started by the time you see the notification.
Then it is your turn. We can put someone who wants to buy a house in your area at the top of your list, with their budget next to their name. We cannot ring them for you, and we would not want to.
What you get
Everything up to the phone call.
| The ads | We write them, run them, and swap them out when they get tired. |
|---|---|
| The questions | The page they answer after the ad. Built around your areas and your price range. |
| The texts and emails | Sent in your name, starting the second someone comes in, then on a schedule after that. |
| Your CRM | We plug it into the one you already use. If you do not have one, we give you one. |
| What to say | The script, who to ring first, and the answers to what they say back. Set up on day one. |
| Your own listings | When they finish the questions, we send them to your listings in the price range they just gave us. |
| A report every month | What you spent, how many buyers came in, what each one cost, and what we changed. Numbers, not adjectives. |
You pay for your own ads and you decide how much. Our fee is separate, and it is never a slice of anything you earn.
The boundaries
Four things we will not do. You might want one of them.
Each set of ads belongs to one agent. Nothing is shared and nothing goes out to the agent down the road.
Not of a commission, not of a closing, not ever. One flat price, whatever happens to your deals.
Not unless you ask us to and pay for it on its own. The buyers we bring in are the ones we work on.
And one thing we are not. We are not a brokerage. We do not talk to your clients, price anything, or negotiate. Your name and your brokerage are on every ad we run.
Founding agents
Get in first. Claim your area.
Founding agents pay less than everyone who comes after them.
We only take a limited number of agents in each area, so the ads are not fighting each other. Founding agents get in before the spots are gone.
Not an account manager. Not a ticket system.
Only a limited number of agents per area. When the spots in your area are gone, they are gone.
Who it is for
This works for some agents and not others.
It works if
- You already pay for ads or a portal and you are not happy with it
- You will ring someone the day they come in
- You can put real money into ads every month, on top of our fee
- You want business coming from somewhere other than people you already know
It does not work if
- You want somebody else doing the calling
- You are looking for the cheapest thing you can find
- You have nothing to spend on ads this quarter
- You want a promised number of closings, which nobody can honestly give you
We would rather tell you no on a form than take your money for three months.
